The three apartments

Three layouts. One clear choice.

Three apartments under one roof, each with its own door and its own layout. Stillach, the largest, is on the first floor and has a bay window and a winter garden. Catarina (90 m²) is on the second floor, with an east-facing balcony and a Sun Room. Hannes, the apartment for one, is on the second floor too. You share the ski room and parking; everything else is yours alone.

· The house ·

A real house, not a complex. Each apartment has its own front door, and you let yourself in. The mountains are right there. By day you're up at the lift. In the evening you walk to dinner and the car stays put.

Where you live in the house

Three apartments, clearly placed.

One shared front door, then everyone goes their own way. Only the ski room and parking are shared.

The view from the window

One window, a whole day.

The same view from the house, photographed three times: a winter morning against the light, the blue hour and night over the valley. Nothing is staged or rendered; this is what it looks like from here.

Winter morning against the light: the sun stands above the ridge, snow-covered roofs below.
MorningThe sun clears the ridge.
Blue hour: the snow-covered ridge above the village, first lights in the houses.
Blue hourOne last light on the snow.
Night over Oberstdorf: lit streets in the valley, the mountains a dark silhouette.
NightThe lights come on in the valley.

End of May with two adults and two primary-school children, here to hike. More than enough room for a family, everything in excellent condition. The Nebelhorn cable car a few minutes on foot, a bakery and supermarkets close by.

The apartment was furnished with great taste. The east-facing balcony is especially lovely when the morning sun comes in.

An all-around perfect place for me: a few minutes on foot to train, bus, cable car, and the pedestrian zone. And whatever was missing, Ute brought right away. Even half a litre of milk on a Sunday evening.

Most guests don't need a car for the whole stay.

A day, on foot

In the morning, down Nebelhornstraße to the valley station. Five minutes on foot, then you're above the valley. Midday up on the mountain, in the afternoon to Freibergsee lake or through the Breitachklamm gorge. In the evening back into the village centre for dinner, and home on foot. The car hasn't moved all day.

The host

Ute is there when you need her.

The house has three apartments under one roof, on Nebelhornstraße in Oberstdorf. Ute Lauter has been hosting here since 2017 and has held Superhost status continuously ever since.

In nine years, guests have reviewed the three apartments at Haus NH40 over 300 times on Airbnb, with an average of 4.9 out of 5 across all three profiles. Ute has been a Superhost without a break, with a response rate of 100 percent, and she usually replies within an hour.

One of the reviews shows what that means in practice: a guest was short half a litre of milk on a Sunday evening, and Ute brought it round.

Contactless arrival: a key box at the front door, the code and all the essentials about the apartment arrive in advance. Check-in from 2 pm, later in the evening is fine too. Check-out by 10 am.

A question, a tip for a cable car or a tavern, a problem with the heating: a message to Ute is enough.

Frequently asked questions

Before you ask.

What guests often want to know in advance.

What does an apartment at Haus NH40 cost?
Apartment Hannes, the compact solo apartment on the second floor, starts at 85 euros per night. Apartment Catarina with 90 square metres and east-facing balcony, also on the second floor, from 140 euros. Apartment Stillach, the largest, with bay window and two bedrooms on the first floor, sleeps up to four guests and starts at 200 euros. The price is largely the same year-round; in a few peak periods it can differ. The cleaning fee is charged separately: Hannes €35, Stillach €100, Catarina €100. For Hannes and Stillach the visitor's tax is included in the price; for Catarina it is charged on top at €4.70 per adult per night. The summer cable car ticket is included for all three.
How do I book an apartment?
Each apartment has its own booking. Stillach and the Hannes studio are booked via Airbnb. You will find the link on each apartment page. Catarina goes through Haus+Heim Oberstdorf, linked there too. Have a question first? Write to Ute using the form below.
How does cancellation work?
It depends on how you book. For Stillach and Hannes, the cancellation terms of the respective Airbnb listing apply, and you will see them before you book. For Catarina, the terms of Haus+Heim Oberstdorf apply. When in doubt, just ask Ute before booking.
What is included in the apartments?
All three apartments are ready to live in: WiFi, linens, towels, TV, hairdryer. Catarina and Stillach have fully equipped kitchens with dishwasher, tableware, and cookware; a washing machine is available in Catarina, not in Stillach. Hannes is smaller and has a kitchenette with fridge, coffee maker, and all necessary tableware, but no stove or oven.
How do arrival and check-in work?
Contactless via a key box at the front door. You receive the PIN code and all information about the apartment, WiFi, heating, and Oberstdorf in advance, so there is no reception desk to wait at. Check-in from 2 pm, later in the evening is fine too. Check-out by 10 am. For any questions, Ute is reachable by email and usually replies within an hour.
Does a holiday in Oberstdorf really work without a car?
Yes. Village centre, Nebelhornbahn cable car, thermal spa, train station, ice arena, and Schattenberg ski jump are all reachable in under ten minutes on foot. By bike, Christlessee lake, Heini-Klopfer ski-flying hill, Freibergsee lake, Breitachklamm gorge, Oytalhaus, and the Kleinwalsertal valley are 15 to 35 minutes away. Most guests leave their car parked for the entire stay.
How far is it from Haus NH40 to the Nebelhornbahn cable car?
Five minutes on foot. The valley station of the Nebelhornbahn sits at the end of Nebelhornstraße: you simply walk down the street until it stops. With a ski bag in winter, with a hiking pack in summer.
Is a cable car ticket included in summer?
Yes. With a stay in any of the three apartments, a summer cable car ticket is included, from late April to early November. It is valid for the Nebelhornbahn and other participating cable cars around Oberstdorf. Sports equipment such as bikes or paragliders is not part of the ticket; please check maintenance closures.
How do I get to Oberstdorf without a car?
Take the train to Oberstdorf station; from there it is ten minutes on foot to Nebelhornstraße 40. From Memmingen Airport the train-and-bus trip takes around eighty minutes. From Munich or Stuttgart, expect roughly two to two-and-a-half hours to the front door.
Are dogs or other pets allowed?
Pets are welcome by prior arrangement. Just let Ute know when you book that you're bringing a pet, and what kind. The apartments are non-smoking. Smoking is permitted on balconies and terraces.
Is there parking and a ski room?
Parking at the house is included, and a ski room is available in winter.
